Home > Seattle Water / Gar Leak Plumbing Repairs Have you ever been curled up under a sink, looking for a leak you couldn't find? Was the base of the cabinet saturated with water even though there was no evidence of a leak, no matter how often you filled and emptied the sink? This situation can be frustrating and uncomfortable physically. A plumber could test the sink in this scenario time and time again and never find the cause of the problem. Why? Because the problem is not a true plumbing problem. Oh yes, the water is there to prove a leak exists, but the leak is not from a faucet or a drainage fitting. What else could be causing the cabinet to get wet? No, it's not in the water distribution pipes, stop valves, or supply tubes. Are you tired of facing questions without answers? Well, that is very much what troubleshooting is; you have questions but no We dispatched a service plumber to the motel. When he arrived, the manager filled him in on the last two companies who had done the previous troubleshooting. My plumber was a seasoned veteran, and as soon as he had the background information to go on, he had a good idea of what the problem was. The manager accompanied the plumber to one of the units where there was water standing under the kitchen sink. The plumber looked under the cabinet and shined his light on the water connections; they were dry. Then he filled the single-bowl sink to capacity and released the water. None of the drainage fittings leaked. The plumber took a towel out of his work bucket and placed it over the water in the cabinet. Then he spread paper towels out over the heavy towel and asked the manager to watch what was going to happen. The manager was confused, but she paid attention. Reaching into the wall cabinets, the plumber removed a water glass. He filled the glass partially with water and poured the water around the edges of the sink. In a matter of moments, the water was dripping down onto the paper towels. The manager was amazed. With this problem pinpointed, the plumber and the manager moved on to the other kitchenettes that had leaks. In every case the cause of the leaks was a lack of caulking around the edges of the sinks. About an hour later, the leaks were all fixed. The manager was elated that a few tubes of silicone caulking and less than 2 hours of labor were all that was required to solve her problems. The cost for this work was a fraction of what the other plumbing company had charged, and most importantly, my plumber fixed the problem. From that day on, the manager never called another plumbing company. The experience that my plumber had was what made it possible to fix the leaks and to secure a great account. I imagine the other plumbing companies could have figured out what the problem was if they had looked far enough, but they didn't. Their concentration on pure plumbing problems left an opportunity for my company to be a hero. By looking beyond the normal reaches of plumbing, my plumber was able to impress the manager in a way that was not forgotten.
